Emerson Hospitality acquires and redevelops Black Creek Barns in Hudson Valley

Emerson Hospitality has announced the acquisition and redevelopment of Black Creek Barns, a 153-acre historic estate in New York, into a 70-room luxury destination resort opening in late 2027.

 

ESOPUS, NY – Emerson Hospitality has announced the acquisition and redevelopment of Black Creek Barns, a historic 153-acre estate in Esopus, New York, into a 70-room destination resort scheduled to open in late 2027.

Located in the Hudson Valley, approximately 90 miles north of New York City, Black Creek Barns is situated near the Poughkeepsie Amtrak station and adjacent to the John Burroughs Black Creek Trail, a protected 2,000-acre natural area. The property was formerly an agricultural complex owned by Colonel Oliver Hazard Payne and originally designed by Julian Burroughs.

The redevelopment plans include the restoration of six historic structures alongside the construction of new cabins and suites, creating a total of 70 luxury accommodations. The resort will combine adaptive reuse with contemporary design and experience-led programming.

Planned amenities include a 7,000-square-foot indoor event hall designed for weddings, festivals, concerts, and corporate retreats, as well as a 9,000-square-foot craft and design center. Two dining venues are also planned, comprising an all-day casual café and a classic American tavern.

Additional facilities will include a greenhouse-inspired wellness center with a gym, saunas, steam room, and plunge pools, an outdoor cliffside pool, retail and exhibition spaces, and extensive walking trails across the estate.

The resort will also feature family- and pet-friendly amenities such as firepits, a children’s ramble area, and a designated dog run.

The project is supported by a $38 million financing structure arranged by IPA Capital Markets. This includes a $19 million construction loan from The LCP Group and a $19 million C-PACE facility provided by Imperial Ridge Real Estate Capital and PACE Loan Group.

C-PACE financing will fund high-efficiency building systems and sustainability upgrades, including ENERGY STAR windows, LED lighting, advanced HVAC and water systems, high-efficiency kitchen equipment, and energy-efficient pool and spa systems. Prefabricated cabins will support a low-impact development approach.

With more than 20 million annual visitors to the Hudson Valley and tourism spending exceeding $1 billion in Ulster County, the project responds to growing demand for luxury accommodations, which currently represent less than 5% of the area’s hotel room inventory.

Construction is underway, with the opening of Black Creek Barns scheduled for late 2027.
